Question by Jerry: Is it possible for my unemployed wife to be approved for a mortgage without a job?
My credit is in ruins due to a divorce and some unemployment though the reasons aren’t really important. My wife has an excellent credit rating but does not work.
Is it even remotely possible that she could get an approval using my income but not listing me as a co-borrower? I am a veteran and am eligible for a VA loan but my credit is so bad right now that I am certain I couldn’t get a loan myself and would probably destroy anyone’s chances if I was a co-borrower.
My wife swears that her friend just did this exact thing but it really seems unlikely to me. She also received some “pre-approvals” even after listing her occupation as “homemaker”.
I really don’t like the idea of wasting time (ours and any realtors) looking for houses if it’s impossible and even worse, getting our hopes up on these “pre-approvals” only to be let down.

My Fiance and I want a house very badly. We just cant take living in this city anymore! I have an excellent stable government job, She just left her job of 3 years to start a new one. My credit is not good because I got layed off and had a motorcycle reposessed about 3 years ago( Payment was up to date and I fought with the company for months about it).Her credit is better, but she did just file bankruptcy last summer(august) but we have not missed a payment on almost anything in 2 Years. We have very low debt right now, and we want to get a house so badly. Can anyone tell me if its even possible. We are willing to take a higher interest rate if it means we can get a house.

I am a divorced women with 2 kids who has just put my past financial problems behind me and I am on the right track to saving money and providing for my children. I am in love with someone who is not great with his finances (has a high interest mortgage, bad credit, etc.). We have been able to keep the money issue out of our relationship and we are perfect together in every way. If we were to get married, is there any way to keep finances separate? We live in AZ (community property state). Do creditors accept pre-nup agreements? I am not looking for advice to “dump” him, or “run for the hills”. I am also not looking for relationship help. I am looking for LEGAL advice. I know there has got to be other couples who have been around the block before who might be able to give me some advice. Thank you!

My wife and I were blindsided by the upswing of our adustable rate mortgage last year and had to foreclose. We are law abiding and hard working with a clean background but property owners treat us like a pariah. We two young boys under the age of 3 and want to be in a safe place but it seems like the only things available to people “like us” is in bad areas. Can anyone tell me what options there are for good people with bad credit who just want a good place to raise their children?

I would like to know if there is a way of getting a loan if you have less than perfect credit. In this day in time, we are all experiencing problems with the sub-prime mortgage rates, and I would like to know if that is possible.

I want to buy a house with my husband but HE recently purchased a 2007 Dodge Magnum (only 8K miles) but it was at 19% interest rate. The payments are almost $500 per month. That payment will be hard to manage with a new mortgage. He’s only got a credit score of only 599 is it possible to refinance at a lower rate? The loan is only 3 months old and we’ve got to try to make it through the next 5 years some kind of way. Hopefully, with your help, it will be with a lower car payment. Any advice??
